How It Started

Three years in, I started asking why

I got into real estate because I genuinely love what a home means to people. Buying or selling isn't just a transaction — it's one of the most significant financial and emotional decisions a person will make. I wanted to be someone who handled that with care.

For the first few years, I did what most agents do. I learned the market, worked the listings, closed deals. But the more transactions I was part of, the more one thing kept bothering me: the commission conversation never changed. Clients would sit down, hear "3%," and just... accept it. Not because it was fair. Because it was expected.

And agents kept leaning on that expectation. Even after a landmark ruling changed the rules of the game — affirming that commission is and always has been negotiable — most agents were still walking in with the same number, said the same way, like nothing had happened.

The Turning Point

The ruling changed everything. Most agents ignored it.

In 2024, a major legal settlement reshaped how real estate commissions work in America. The core finding was simple: buyers and sellers have always had the right to negotiate agent fees, and that right should be front and center — not buried in fine print or assumed away before the first conversation even starts.

It was validation for something I'd already been feeling. The 3% standard wasn't a reflection of value delivered. It was a habit. And habits aren't the same as fairness.

"I watched clients accept a number they'd never been invited to question. I decided that at JOW Realty, we'd do it differently — we'd put the negotiation on the table before anything else."

So that became the foundation of how we work. Every client conversation starts the same way: what's your objective? Buying or selling? From there, we build a fee structure around your specific situation — not a default rate that benefits us at your expense.

What We Do Differently

Fees first. Strategy second. Results always.

If you're selling, we look at two things before we quote a commission: the size of your home and where it's located. Those two factors drive what a sale actually requires — the preparation, the marketing, the negotiation. Our rate reflects that reality, not a flat habit.

If you're buying, we do something no other agent in this market is offering: we put the buyer's agent commission on the table as leverage in your purchase. Depending on the value of the home, we use some or all of that commission to negotiate a better deal for you — whether that's a lower purchase price, covered closing costs, or favorable concessions. You get more from the transaction. Full stop.

Whether you're buying your first starter home, flipping a fixer-upper, or selling a luxury estate, the approach is the same: your goals come first, your fees are negotiated openly, and your outcome is what we're measured by.

Core Values

What we stand for,
every single time

Transparency

No hidden fees. No surprises.

The commission conversation happens first — before strategy, before paperwork, before anything. You should know exactly what you're paying and why before you commit to a single step.

Fairness

Your fee should reflect your situation.

A blanket 3% doesn't account for your property, your market, or the actual work involved. We build fees around reality — and we put them on the table as a starting point, not a take-it-or-leave-it.

Advocacy

We are fully in your corner.

Every recommendation, every negotiation, every decision is made with one question in mind: what gets the best outcome for this client? Not for the deal, not for us. For you.

Excellence

Every home type. Every price point.

From fixer-uppers to luxury estates, every client gets the same level of strategy, attention, and commitment. There's no minimum value required to work with us well.

Let's start with a conversation.

Free, no-obligation, and no commission pitch before we've heard your goals.
